Prefabricated construction in the UAE is gaining traction owing to rapid urbanization and growing need for projects that can be built faster and more efficiently. The need for scalability and speed is driving demand for prefabricated construction in the country. Middle East as a whole is embracing innovative construction methods and modular construction is becoming the future of developing large scale buildings.
The outbreak of COVID-19 has further highlighted the benefits of off-site construction as the need for faster and more accurate ways of construction especially at remote locations has increased. During the pandemic, companies have turned to modular construction as it offers high quality in large volumes especially at remote location. For instance, Dubai Health Authority built isolation and intensive care building near Rashid Hospital within a week using modular material to control the spread of coronavirus in April 2020. The modular material was supplied by Modular Concepts, a healthcare construction company.
Under the Abu Dhabi’s Development Accelerator Programme, Ghadan 21, the Sheikh Mohamed bin Zayed plans to increase the number of housing loans to UAE citizens by twofold. In Dubai, Mohammed bin Rashid Housing Establishment offered US$55 Million (AED202 Million) housing grants and loans to 5,500 UAE nationals in Abu Dhabi in Q1’20. This includes 300 approvals distributed over five housing services, including 212 house construction approvals, 14 prefabricated houses owned via its purchase loans, 21 prefabricated houses not owned through its purchase loans, 59 maintenance, addition or substitution loans, and four facilitated apartment rentals .
In the UAE, DuBox substituted steel framing places with precast concrete panels, making it fully the country’s innovation.DuBox designs and offers single or multistorey concrete buildings using modular methodologies.
Al Masaood Bergum (AMB), a part of the Al Masaood Group of Companies, based in Abu Dhabi concluded the construction of a specialized accommodation modular facility in least time in 2020. The facility can be used as isolation wards, hospital bed-spaces, temporary accommodation space, and mobile laboratories as well as medical centers.
In Dubai, Grand Views in Meydan, luxury apartments were built using precast concrete with sandwich panels in precast concrete walls, and hollow-core slabs in floors, December 2020. Sandwich wall panels lead in precast concrete buildings, including two layers of concrete and a layer of rigid insulation between them.
Ministry of Energy and Infrastructure aims to provide sustainable houses. Sheikh Zayed Housing Programme, since its inception in 1999, has offered ready-made government houses to 35,455 families. The total housing approvals adopted by the programme have been around 74,504, worth a total of US$11.2 billion (AED41.3 billion).
