Modular construction is growing, but the industry is struggling to keep up with demand in 2023

Over the last few years, modular construction has gained widespread popularity as a way to build structures quickly, efficiently, and with less waste. Driven by investment from government and private institutions, the prefabricated construction industry has recorded strong growth in 2022. The prefabricated construction industry growth has been also supported by the rising conventional construction material prices and high interest rate environment.

These are the same factors that are expected to keep driving the growth of modular construction in 2023. However, despite this growth, the modular construction industry is struggling to keep up with demand, and there are several factors that have contributed to this. One of the main challenges facing the modular construction industry is the shortage of skilled labor. Modular construction requires workers with a different skill set than traditional construction, and there are not enough workers with those skills to meet growing demand. For instance,

  • Modular construction requires workers who are skilled in design and engineering for modular components, as well as workers who can assemble and install the modules on-site. These skills are not necessarily the same as those required for traditional construction, and many workers in the industry do not have the necessary training.

Another challenge facing the modular construction industry is a lack of standardization. Unlike traditional construction, which has a well-established set of codes and standards, modular construction is still a relatively new industry, and there is not yet a widely accepted set of standards for modular construction. This can lead to confusion and inefficiencies in the manufacturing and installation process, as different companies may have different approaches to building and installing modular components.

Notably, the errors in manufacturing and installation processes have resulted in construction delays, thereby resulting in longer wait period for homebuyers.

  • Legal & General, one of the leading prefabricated construction firms in the United Kingdom, has faced serious quality issues in their manufacturing and installation process, which led to homes being dismantled. This has subsequently resulted in major delays for homebuyers, who were looking forward to move into their prefabricated housing units.

In March 2023, the firm announced that it will take off the modular homes off their foundations at Bonnington development, thereby leaving buyers waiting up to a year. At the Yorkshire scheme, the firm is also in the process of fixing a serious mould problem.

Despite these challenges, there are several steps that the modular construction industry can take to address the demand and keep up with growth. One approach is to invest in training and education for workers in the industry. By providing training programs that teach the specific skills required for modular construction, the industry can create a larger pool of skilled workers who can help meet demand.

Another approach is to work on standardization and collaboration within the industry. By establishing common codes and standards for modular construction, and working together to develop best practices and improve efficiency, the industry can reduce costs and improve quality. Furthermore, the modular construction industry can work to improve the efficiency of the manufacturing process. This could include investing in automation and robotics to help speed up production, as well as improving supply chain management to reduce transportation costs.

Despite the challenges facing the modular construction industry, it is clear that the demand for modular construction is not going away anytime soon. As the need for affordable housing and sustainable building practices continues to grow, modular construction offers a promising solution. With the right investments in education, standardization, and efficiency, the modular construction industry can rise to meet the demand and continue to grow and innovate over the next three to four years.
